Terms and conditions from 1st December 2009
Management of properties
A fee of £339 per year is
charged for this service and includes the following.
An employee will enter the villa each week and record the water and
electrical meter readings.
- We will check the villa is
secure.
- We will collect any bills
from the bill box
- We will pay, on your
behalf, the bills.
- We will check twice yearly
with the local authorities to see if any local bills or taxes are
outstanding, and pay on your behalf where needed.
- We will help to arrange
insurance for the villa.
If any extra or emergency
work is needed we will arrange the necessary workers to undertake the
work and pay for the work on your behalf. We will charge a fee of £10
to arrange and oversee any routine work.
For larger building work or
redecoration we will agree a fee before the work is undertaken.
In Emergency we will
authorise repair work on the villa if the cost will be below £150. If
the cost is estimated to be above this we will try to contact you first.
If you are not contactable we
will authorise work that we feel necessary to protect the safety and
security of renters or we asses is urgent enough so as to limit damage
to the villa.
In the event of a robbery or
other such event requiring an Insurance claim at the
villa we will contact the owner as soon as we are aware of it. If the
owner is unable to travel to Turkey to talk to Police and arrange for
repairs etc, we may be able to arrange this locally depending on our
workload. A charge will be made for this service and will depend on the
amount of work required. Alternatively we will help the owner source a
local solicitor to undertake the work, in this case payment for any work
will be made directly between the owner and the solicitor. It is likely
that the cost of such services will be between £500 and £1000.
Our own fee for assisting with
an insurance claim will be a Minimum of £100 and will depend upon the
amount of extra work undertaken by us to complete the claim and purchase
replacement goods on your behalf. It is important to note that the
Insurance company (as in the UK) do not cover our own fees or that of a
solicitor.
Gardens
Fees for gardens are priced
individually depending on the size of the garden. (Normally £449/year)
The gardener will attend the
villa to water and maintain the gardens. The fee includes labour only.
The gardener will visit a minimum of every other day for 12 months.
If extra flowers/soil/manure etc
is needed then the owner will pay the cost.
Fees are charged yearly in
advance.
Pools
A fee of £140 per month (£120
for small pools) is
charged and includes the following.
- The pool technician will
add chemicals and clean the pools a minimum of every other day during
the summer months only.
- The pool technician will repair minor
problems free of extra charge.
- We will record chemistry
and temperature values a minimum of once every week in the summer
months.
Pools shared with other Villas are priced according to
water volume.
If any Emergency work is
needed we will arrange the pool experts to do the work and pay for the
work on your behalf. We will charge a fee of £10 to arrange and oversee
any work.
Opening of pools at the
beginning of season can be undertaken by our staff. The charge for
draining the pool, cleaning, installing electrical boxes and pumps,
filling the pool and generally making it ready for use will be £80.
Owners are responsible for the cost of any replacement items for the
pool.
At the end of the season we can
undertake the closing of the pool. The charge for removing electrical
box, half emptying pool, storage of pumps etc and adding winter
chemicals is £50.
Holidays
A fee of £80 per booked week
is charged and includes the following.
- We will arrange transfers
to and from the airport for the renters.
- We will meet renters on
arrival at the villa.
- We will give renters
welcome information on arrival.
- We will provide an
information book for the villa.
- We will clean the villa on
arrival day.
- We will clean the villa
every 7 days for holidays of more than a week. The cost of cleaning
materials is NOT included. Owners must provide enough cleaning
materials for the season.
- We will check the villa
for damage when renters depart and inform owners within 48 hours of
any such damage.
- We will provide a general
information helpline for the renters to use.
- We will provide a 24 hour
Emergency line for any major problems with the villas and any medical
Emergencies.
- We will provide renters
with information about excursions and car hire and assist them to
arrange these.
Cleaning only for owners
When owners request cleaning then the
charge is £25, again you must provide enough cleaning materials.
Pre-season cleaning
The first clean of the season will be done by 2
or 3
cleaners over 2 days and the charge will be £50 not the normal £25. The cleaners
will ensure that all linen is cleaned, cupboards and drawers cleaned out
etc.
Transfers
Transfers should be included
in the cost of the holiday. We charge £34 for a one way transfer from Dalaman airport to the Fethiye area if 1-4 passengers and £50 one way
for 5-12 passengers.
For the Saklikent area the
cost is £45 each way for 1-4 and £55 each way for 5-12
If a Renter chooses not to take
our transfer and arranges to make there own way to the accommodation a
£25 surcharge (per arrival ) will be made to the booking to cover the cost of a rep
waiting for the arrival at the villa. No charge will be made for the
return transfer to the airport if the renter agrees a time to meet the
rep on departure.
Accounts and invoices
We will send an invoice to you
via the online system around the 2nd and 16th of each month.
The invoice will include such
items as monthly pool maintenance, gardens and the weekly fee for
renters.
If an invoice remains unpaid for more than 14 days a
10% charge will be added to the invoice. If the invoice remains unpaid
for more than 5 weeks we will take proceedings recover the debt.
The online system will have an
Excel account statement detailing what other bills have been paid on
your behalf in the resort.
if an owner is overdrawn on the excel account we will
not pay any further bills, answer any e-mails or act in any way on
behalf of the owner until the account is back in credit.
if the Excel account is overdrawn for more than 14
days we will seek to recover any debt through the local courts or by
re-possessing goods
General
The term of the actual Management contract is for 1 year from the date
the invoice is issued by us.
If the Villa owner cancels the
contract no refunds can be given for any monies already paid. You
will also be invoiced for any bookings already given to us . You will
also be responsible for payment of Management charges for the full term
of the contract.
Garden and pool charges will
also be invoiced for the term of the contract
If we cancel the contract we
will refund pro-rata any monies paid in advance for services, unless we
are cancelling the contract because you are breaching our terms and
conditions.
It is a strict condition that we
are the only key holder for the villa apart from the villa owner.
Our service is a complete
service for all villas. If an owner decides that he does not want us to
look after any part of the service then they will be deemed to have cancelled
the contract .
The Villa owner must inform us
if they or any unqualified person undertakes work on the Villa. If any
qualified person undertakes work on the Villa the owner must supply us
with details of the qualifications of that worker.
The Company at any time may
undertake credit checks to asses the ability of Companies/owners to pay
invoices.
Any dispute shall be
investigated by the Courts of Turkey.
